When buying a home, I highly recommend working with a mortgage lender for guidance. They can help you get a copy of your three credit reports (Experian, Transunion, Equifax) and FICO scores which will help determine your interest rate eligibility.
Lenders can provide action items to help increase your FICO scores in order to reduce your interest rate and payments. They can help weed through collections, student loans and many other credit related items that effect your obtaining a mortgage.
You will need to have all this in place in order to be Pre-Qualified before looking at homes. A Pre-Qualification Form is attached to any offers placed on a home so the seller will take your offer seriously. This puts you in the best position to get your dream home with the best interest rate with the lowest payment.
